Basic Conditions for the Creation of a Simple Evaluation System for the Conversion of Brownfields into Residential Buildings, Namely in Terms of Sustainability.

Abstract: The conversion of brownfields is still a current topic in our company. To this day, it has not been resolved for a large group of brownfields that were created after 1989. However, it is essential that the reconversion process takes place sustainably. BREEAM, LEED certification and the assessment tool CASBEE, SIPRIUS, DGNB, GREEN STAR, SBTool and GRI Standards etc. can help declare the fulfilment of many sustainability conditions. Mostly, however, these are not simple tools that would be appropriate to use to get an initial overview, and that in a short period of time. In addition, their use is very expensive. The aim of the dissertation, which is at least one of the introductory studies, is this article, is to compile a simple brownfield reconversion evaluation system that would help in determining whether the implementation is designed in such a way that it can be preliminarily stated that it will take place at the level of sustainability. The aim of the article is therefore to present a simple critical analysis of existing systems. Therefore, the research methods were the analysis, which will be further expanded in the dissertation together with the subsequent synthesis associated with the system design. Based on the obtained results, it can be stated that many evaluation tools do not focus on the location itself (e.g. ensuring a balanced urban structure, transport issues), but only on the evaluation of the environmental, social and economic areas (possibly also other areas) without taking into account aspects of the brownfield location.
